TENANT RESPONSIBILITIES

Tenant Responsiblities

SACRental Property Management hopes to make the process of moving into your new home as easy and seamless as possible. We’ve compiled a reference list below to assist you in getting your utilities started and to help you to remember some of the important items within your lease agreement.

Rent
The rent is due on the 1st day of each month. The most convenient way to pay is online through our tenant portal. You will need to register for the service when you begin your lease. Rent payments can also be mailed to our office, which is located at 9323 Laguna Springs Drive, Suite 110, Elk Grove, CA 95758. Please make check or money order payments to SACRental Property Management, Inc.

Please note, we DO NOT accept cash and we do not pick up rent payments at your address. Rent must be in the office by end of 3rd of each month.

If a payment is received on the 4th or after, it is considered late and the late fee will applies

Emergencies
Gas: if you smell gas, and if the gas oder is not that strong, open up all windows and doors. Do not turn on light switches and leave immediately and call PGE at 1-800-743-5000

If you see downed power lines or suspect another emergency or smell strong odor of natural gas Call 911 first, then Get in touch with PGE during an emergency at 1-800-743-5000.

For any other emergencies call 911.

Utilities
Our office does not handle setting up utilities for tenants. You will need to contact each utility company to get service started at your address. The City of Sacramento website has links to some of the offices you’ll need to contact:

How do I get rid of bees and wasps?
As any other pest you are responsible for any pest control on the property. All rentals must be treated as if they were your own property.

Tenant Responsibilities
Beyond paying rent on-time, there are a number of responsibilities tenants have related to caring for their properties. The list below isn’t comprehensive, but covers many items tenants should be aware of:
  • Lawn care, including weed and bush trimming
  • Proper use of trash and recycling bins
  • Insect and pest removal
  • Changing smoke detector batteries
  • Replacing light bulbs
  • Plumbing problems starting 30 days after lease signing
  • Garbage disposal care
    -Always run cold water while operating the disposal and keep it running for at least 30 seconds after all items have been ground up. Never pour grease down sinks or grind extremely fibrous material like corn husks, celery stalks, onion skins and artichoke. A garbage disposal is not a trash can. Do not grind glass, plastic, metal, paper and cigarette butts. Don’t put in expandable foods such as pasta or rice that can cause jams and clogs.
  • Toilet Care
    -If a drain in your home gets stopped up, such as in a toilet or sink, attempt to free the blockage first with an ordinary household plunger. Do not use the toilet to dispose of toys, diapers, hair, excessive toilet paper, bottle caps, Q-tips, wrappers, cigarettes or feminine hygiene products.

    -Toilet flush handles, flappers and chains are a tenant maintenance responsibility unless they fail within the first 30 days of the lease. Be careful to ensure that hard objects are not flushed in the toilet as they can become lodged inside the toilet. In the case that the toilet needs to be replaced, the cost will be the tenant’s responsibility.
  • Removal of lint from the dryer lint trap after every use. Allowing lint to build up can cause a fire.
  • All broken glass or screens regardless of cause. Have these items fixed ASAP, and give us a call to notify us of the issue.
  • Vacuuming carpets, caring for floors
