How long does it take you to get a vacant property rented?
There are a number of variables related to renting a property. One variable depends on what is needed before the property can be advertised. If there are repairs needed, the time to list is related to how long it takes our contractors to finish. If the property is ready to rent, we can list it as soon as pictures are taken. The screening process for an applicant usually take a couple of days – one to receive a full background check and another to contact references. The minimum time needed to move from a vacant property to rented is about three days, but a more common timeframe is 2-3 weeks.

How much will my property rent for?
At SACRental we strive to make your investment as profitable as possible. In order to maximize your rental income we will run comparables around the area to determine the monthly price of your rental property and we will contact you with a proposed rent amount from 1 to 2 business days.

Do you provide a lease?
Yes. Our leases are created by experienced real estate attorneys and are designed to protect property owners by setting clear expectations and responsibilities for tenants.

Can I pick my tenants?
Provided that they meet our qualifications you will be able to pick the tenant.

Can you manage a rental that already has tenants?
Yes we can. We will manage a current lease and will sign a new lease agreement while the current one expires.

Do you pay for contracted services?
Yes. We request that owners maintain at least a $300 expense account with us for routine repairs and maintenance.

Do you make repairs to rentals?
Yes and no. We do not employ a maintenance staff, but we have relationships with area contractors. If an owner wants to work directly with a contractor on repairs, we can coordinate appointments. If an owner prefers for us to manage everything, we can do that, too.
